There is one very simple principle that we adhere to at Matthew Nicholas – we always remember that we work for you. From the moment you make contact with our office, every aspect of our relationship with you will be of the highest standard. We will do our best to provide you with the correct advice and make the experience of selling our house a positive one.

Our office occupies one of the most prominent positions in Wollaston and is intended as a comfortable place in which we can meet both you and any potential buyer.

We produce photographs, floor plans, virtual tours, and written details of your property, all approved by you. We will advertise extensively on both our own website and a number of property portals such as Rightmove, Zoopla, Vebra etc, along with social media channels, to ensure maximum exposure.

However, it is in the contact with you that we employ throughout the whole process that sets us apart. Accurately relaying of information is pivotal in ensuring any client feels fully in control and able to make the right decisions.

It can be assumed that all viewings will be accompanied by us and that we really do take the approach that ‘the devil is in the detail!’

Letting & Management

When letting any property, be it your home or an investment, you must be sure your investment is in safe hands. We deal with a limited number of clients with homes we feel are the best example of their type of or the letting market. We firmly believe that the better the product offered to tenants, the more likely they are to show it the care and respect we would expect.

Whichever of our three tiers of service you opt for, the attention to detail is the same.

We offer a range of letting and management services dealing with anything from a terraced cottage to a block of flats or a small country estate. The requirement of each client is particular to them, and to those ends we tailor each package to your requirements. From a Letting Only service providing all that is required to move a new tenant in to a Full Management service which allows the client to do nothing more than collect the rent from their bank account once a month!

Our ‘no gimmicks’ approach means we take great pride in stating that we do not earn money from any contractors we may suggest are used in conjunction with your property. We are one of very few agents that take this approach.

We are also the only local agent that offers a 24 hour/365 day a year emergency telephone line for the peace of mind of Landlords and Tenant alike. We do not believe a property is fully managed unless a member of staff is available at all times to deal with whatever emergencies may occur.

We know from experience that by combing good old fashioned service with an adherence to the appropriate regulations and guidelines, we can offer a complete service. Ensuring all corners and avenues are explored is undoubtedly the best way to ensure a relaxed and fruitful relationship between Agent, Landlord and Tenant.

History

Matthew Nicholas is owned and run by Matthew Ostle and Nicholas Sinnott. Having gained significant experience spanning over six decades in Estate Agency and the wider business world, both felt the industry had lost its way in pursuit of quick turnover and volume of tractions. That was over two decades ago, and now the firm enjoys a reputation for professional, honest and above all personal service, in an industry not generally noted for any of those qualities!

Located in the centre of the village of Wollaston in an Art Deco building, formerly the first Coffee House and Reading Room in the village, we now provide a relaxed and comfortable place in which clients can meet us and discuss their requirements.

Most of the team have been with the firm for the duration of our existence and therefore enjoy unrivalled industry and local knowledge. Under the leadership of Paul Huckle, they take enormous pride in their understanding of all of our individual clients and how they like us to look after their interests.
